CBRE Investment Management Acquires State-of-the-Art Logistics Assets in Northern New Jersey
CBRE Investment Management’s Americas Direct Logistics Deployment Team, on behalf of a separate account client, has acquired two major logistics properties in the Northern New Jersey market. These acquisitions underscore the firm's ongoing focus on acquiring high-quality, well-located logistics assets in coastal gateway markets.
Acquisition of Cottontail Logistics Center
On May 8, 2025, the team acquired Cottontail Logistics Center, a Class A, ±236,000 SF, two-building logistics park in Northern New Jersey. Completed in mid-2024, Cottontail Logistics Center features market-leading specifications such as 36’ clear heights, 200’ shared truck court, 65 loading positions, 98 car parking spaces and LEED Silver certification. Christopher Sullivan, Director, Logistics Deployment at CBRE Investment Management, stated: “This acquisition aligns with our strategy of investing in modern logistics assets in key gateway markets.” The buildings are divisible for multiple tenants and can accommodate the most active tenant size segment, ensuring the long-term viability of the Park.
Acquisition of Belmont Distribution Center
Following this, on July 30, 2025, CBRE Investment Management’s Americas Direct Logistics Deployment Team acquired Belmont Distribution Center. This Asset is a Class A, ±200,000 SF logistics building in Northern New Jersey, acquired from a Brookfield-backed fund. Completed in 2023, Belmont Distribution Center features market-leading specifications such as a 40’ clear height, 130’ truck court, 46 loading positions, 138 car parking spaces, 29 trailer parking spaces and LEED Silver certification. Christopher Sullivan noted: “This acquisition complements our recent investment in Cottontail Logistics Center within the same submarket and underscores our ongoing focus on acquiring high-quality, well-located logistics assets.”

Both assets are strategically located in Northern New Jersey’s Route 287/Exit 10 submarket, offering excellent connectivity to major highways such as I-95, I-287 and I-78. This location provides easy access to:
